How to Respond to a Lowball Offer on Your Chicago Home

July 21, 20262 min read

A lowball offer isn't an insult, it's a starting point. See how to respond with calm confidence and stay in control.

The offer lands, you open it, and your first thought is, "Are they serious?" It's well below asking, and now you're deciding between being insulted, being annoyed, or just walking away.

Before you do any of those, take a breath, because what you do in the next few minutes decides how much you actually walk away with.

Unless you've got multiple offers on the table, a lowball is coming at some point. It's not a red flag. It's the way the game opens.

Reframe it before you react. A low offer isn't an insult or a verdict on your home. It's the buyer doing exactly what you're doing on the other side, testing for motivation, feeling out flexibility, trying to find the floor before they commit to the real number. You want the ceiling; they're probing for the basement. That's not disrespect, that's negotiation, and the sooner you read it that way, the sooner you can play it well.

The one thing that costs sellers money here is emotion. Answer a lowball with your ego, and you hand the buyer the leverage. Answer it with a clear head, real market data, and a firm grip on what your home is actually worth, and the leverage stays with you. Your true value is the anchor the whole negotiation swings from, so know that number cold before you counter a single dollar.

Sometimes the right answer is no. Not every offer earns a counter, and part of doing this well is spotting the ones that never will and letting them go so you're free for the buyer who's serious. But that's the exception. Handled with the right strategy and with your home positioned to show its full value, most lowball offers can be worked into a fair offer.

That's the part I handle for my clients, start to finish. If a low offer has you stuck, or you just want to know how to answer one from a position of strength, let's schedule a free consultation and map out your preparation, your strategy, and your positioning, because how you position your home is itself a strategy for reaching the highest price.
