Whether your home is already on the market and you’re not getting any results or you’re considering selling your home, there are the five key traits you should look for in a broker:

 

1. They have a team behind them and you can keep in contact with them. A team always outperforms an individual. However, the team has to be structured. You should look for some kind of track record for your broker and make sure they’re fully involved in the process. A lot of people will take your business, hand it off to their team, and you’ll never hear from them again. That person can lose control of what happens to your sale.

 

2. They’re service-oriented. You don’t want the kind of broker who’s focused on the commission instead of the client. Service-oriented means everybody gets the same service no matter what the home is worth or what the commission will be. Choose a broker who will focus directly on you and not how much money they’ll make. The better the service, the better the results.

3. They have highly effective sales skills. The person who can produce the best outcome for you will be the person who has the best sales skills.

 

4. They have effective communication and lead follow-up skills. I’ve seen many sales fall by the wayside because the agents weren’t following up with potential leads and not communicating effectively with their clients and prospective buyers.

 

5. They have strong negotiating and closing skills. Strong negotiating leads to the close. However, strong negotiating doesn’t mean screaming—it means asking good questions and being a good listener. The close is a natural ending to strong negotiating skills, which are done with persuasion and influence.
