Today, we'll discuss the optimal timing for selling your home. In the Midwest, the real estate market experiences distinct shifts and cycles throughout the year, with five notable patterns—four of which are tied to the seasons, and one influenced by the school year. So, when is the best time to sell your house in the Chicagoland market?
Currently, we find ourselves in the slowest period of the year. August stands out as the least active month, particularly in terms of new listings, although it's worth noting that it doesn't necessarily affect closings or other real estate activities. However, if you're considering putting your home on the market and searching for potential buyers, you might experience a quieter environment—it's a naturally slower time of the year.
The prime selling seasons are spring and fall. The market typically begins to pick up momentum in January, levels off in June, dips during July and August, and then shows signs of resurgence in September, October, and November. Spring and fall represent robust periods for selling your home. If you're contemplating a spring market sale and want to take proactive steps, please don't hesitate to call or email us. We’d love to hear from you.
