1. Understand the hyperlocal statistics. It's important that you understand the hyperlocal statistics—not only the comparable sales that have sold, but also which way the market is heading.

 

2. Know how your property is positioned. Understanding the compensating factors: condition, size, bedrooms, bathrooms, and location is critical to a successful sale.

 

3. Forecast which way the market is trending. Once you understand the position of your property, you have to forecast which way the market is trending. Is it going in a steep downtrend or a slight decline?
